By accessing or using the FullSite platform ("Service"), you agree to be bound by these Terms of Service ("Terms"). If you are using FullSite on behalf of a business, you represent that you have authority to bind that business to these Terms. If you do not agree to these Terms, do not use the Service.
These Terms govern two types of users: park operators ("Operators") who manage properties through FullSite, and guests ("Guests") who book stays through FullSite-powered booking pages.
1 Agreement to Terms
By accessing or using the Service, you agree to be bound by these Terms. If you are using FullSite on behalf of a business, you represent that you have authority to bind that business to these Terms.
2 Description of Service
FullSite is a property management platform for RV parks and campgrounds that provides reservation management, guest communications, payment processing, dynamic pricing, and related tools. FullSite is a software platform only — it is not a party to any booking transaction between Operators and Guests.
3 Operator Accounts
3.1 Account Registration
Operators must provide accurate, complete, and current information when creating an account. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account.
3.2 Authorized Users
Operators may invite staff members to access the platform under their account. Operators are fully responsible for all actions taken by their authorized users. FullSite is not liable for any unauthorized access resulting from an Operator's failure to secure their credentials.
3.3 Account Suspension and Termination
FullSite reserves the right to suspend or terminate any account at any time for violation of these Terms, non-payment, fraudulent activity, or any conduct that FullSite determines in its sole discretion to be harmful to the platform, other users, or FullSite's reputation. Upon termination, your access to the platform will cease immediately.
4 Subscription and Billing
4.1 Subscription Plans
FullSite offers monthly subscription plans. Your subscription begins on the date you activate your account and renews automatically each month unless cancelled.
4.2 Payment
Subscription fees are billed in advance on a monthly basis. All payments are processed securely through Stripe. By providing payment information, you authorize FullSite to charge your payment method for all applicable fees.
4.3 Price Changes
FullSite reserves the right to change subscription pricing at any time. Operators will be notified at least 30 days in advance of any price change. Continued use of the Service after a price change constitutes acceptance of the new pricing.
4.4 Cancellation
You may cancel your subscription at any time. Cancellation takes effect at the end of the current billing period. No refunds are issued for partial months. Upon cancellation, your account and all associated data will be retained for 90 days before permanent deletion, during which time you may request a data export.
4.5 Failed Payments
If a payment fails, FullSite will attempt to retry the charge. If payment is not received within 7 days of the due date, FullSite reserves the right to suspend access to the platform until payment is resolved.
5 Transaction Fees
FullSite charges a platform transaction fee on bookings processed through the Service. This fee is the responsibility of the Operator and is disclosed at the time of account setup. FullSite reserves the right to adjust transaction fees with 30 days advance notice.
6 Payment Processing and Merchant of Record
FullSite uses Stripe Connect to facilitate payment processing. Each Operator is the merchant of record for all transactions processed through their booking page. FullSite is not a party to the payment transaction between Operators and Guests. Operators are solely responsible for:
- Setting accurate pricing and availability.
- Honoring bookings made through the platform.
- Issuing refunds to guests in accordance with their stated cancellation policy.
- Complying with all applicable tax laws and remitting taxes owed.
- Resolving payment disputes with their guests.
FullSite is not liable for any payment disputes, chargebacks, or financial losses arising from transactions between Operators and Guests.
7 Operator Responsibilities
Operators agree to:
- Provide accurate property information, pricing, and availability.
- Honor all confirmed bookings made through the platform.
- Maintain a clear and lawful cancellation policy.
- Comply with all applicable local, state, and federal laws including licensing, zoning, and health regulations.
- Not use the platform for any unlawful purpose.
- Not attempt to reverse engineer, copy, or resell the FullSite platform or any portion of it.
8 Guest Bookings
8.1 Booking Confirmation
A booking is confirmed when a Guest receives a confirmation email following successful payment. FullSite facilitates the booking on behalf of the Operator but is not a party to the agreement between the Operator and Guest.
8.2 Cancellations and Refunds
Cancellation and refund policies are set by each Operator. FullSite is not responsible for enforcing or funding refunds — that is the sole responsibility of the Operator. Guests should review the cancellation policy of each park before booking.
8.3 Disputes
Any dispute regarding a booking, stay, or refund is between the Guest and the Operator. FullSite is not liable for the conduct of Operators or the quality of accommodations provided.
9 Intellectual Property
All content, features, and functionality of the FullSite platform — including but not limited to software, design, trademarks, and logos — are owned by FullSite and protected by applicable intellectual property laws. You may not copy, reproduce, distribute, or create derivative works from any part of the platform without express written permission from FullSite.
Operators retain ownership of their own property data, guest data, and content uploaded to the platform. By uploading content to FullSite, Operators grant FullSite a limited license to use that content solely to operate and improve the Service.
10 Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, FULLSITE SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF REVENUE, LOSS OF PROFITS, LOSS OF BOOKINGS, OR LOSS OF DATA, ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICE, EVEN IF FULLSITE HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
FULLSITE'S TOTAL CUMULATIVE LIABILITY TO ANY OPERATOR OR GUEST FOR ANY CLAIMS ARISING OUT OF OR RELATED TO THESE TERMS OR THE SERVICE SHALL NOT EXCEED THE GREATER OF (A) THE AMOUNT PAID BY THE OPERATOR TO FULLSITE IN THE THREE MONTHS PRECEDING THE CLAIM, OR (B) ONE HUNDRED DOLLARS ($100).
11 Disclaimer of Warranties
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. FULLSITE DOES NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF HARMFUL COMPONENTS. FULLSITE DOES NOT WARRANT THAT THE SERVICE WILL MEET YOUR SPECIFIC REQUIREMENTS OR EXPECTATIONS.
12 Indemnification
You agree to indemnify, defend, and hold harmless FullSite and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses — including reasonable legal fees — arising out of or related to your use of the Service, your violation of these Terms, or your violation of any rights of a third party.
13 Uptime and Service Availability
FullSite will make reasonable efforts to maintain platform availability. However, FullSite does not guarantee uninterrupted access to the Service and is not liable for any downtime, data loss, or damages resulting from service interruptions, scheduled maintenance, or circumstances beyond FullSite's reasonable control including but not limited to third-party infrastructure failures, natural disasters, or cyberattacks.
14 Data and Privacy
Your use of the Service is also governed by our Privacy Policy, which is incorporated into these Terms by reference.
15 Modifications to Terms
FullSite reserves the right to modify these Terms at any time. Operators will be notified of material changes via email at least 14 days before the changes take effect. Continued use of the Service after the effective date constitutes acceptance of the updated Terms.
16 Governing Law and Dispute Resolution
These Terms are governed by the laws of the State of Florida, without regard to its conflict of law provisions. Any dispute arising out of or relating to these Terms or the Service shall be resolved exclusively in the state or federal courts located in Florida. You consent to personal jurisdiction in Florida for this purpose.
17 Severability
If any provision of these Terms is found to be unenforceable, that provision will be modified to the minimum extent necessary to make it enforceable, and the remaining provisions will continue in full force and effect.
18 Entire Agreement
These Terms, together with the Privacy Policy, constitute the entire agreement between you and FullSite regarding the Service and supersede all prior agreements and understandings.
